Attorneys are available to assist in this process.  Short sales are preferable to foreclosures and deeds-in-lieu of foreclosure, both of which can have much longer effects on credit and liability. Short sales can often times offer a faster result to foreclosures, which can take years.  During this time, you, as the property owner, continue to be liable for the property and homeowner's association fees, if applicable. Also, short sales typically provide full loan balance forgiveness on both the primary and any secondary liens.
